Probably the biggest choice you have for a guest room mattress is choosing the size. Most will choose either a full size or a queen size set. Often people will buy a new mattress for the master bedroom and use their old mattress for their guest room.

First you may ask yourself what type of guest will most likely be visiting. When you have guest, is it more likely to be couples or single visitors. A full size mattress (also known as a standard or double bed) is usually ok if you have a single house guest. A queen mattress can take a little more room, but the difference in size is huge in comfort level for a couple.
Guest Room- Choosing a Mattress
If you decide that you need a new mattress for your Spare Room, a mattress at the lower end is what most people shop for. Don't buy the cheapest mattress you can find! A good moderate priced mattress can last you 20 years, because it is generally used less often.
Another consideration, is if on occasion, you might find yourself sleeping in the Guest Room, a little more comfortable mattress might be necessary. It is not uncommon that a sleeping partner disturbs the other with snoring or constant movement that it might necessitate retreating to the guest room for a night of undisturbed sleep. If this might be the case, a more comfortable mattress might be better. Most people will choose an Innerspring mattress for their guest room.
Again, don’t choose the least expensive mattress in a showroom. A step up of $100 to $200 dollars can be a decent mattress and more worthwhile.

The bottom end of these ranges will generally have a Bonnell Coil System with a fair amount of comfort foam. The higher end of this price range will get you into the low end of a premium mattresses which means a more supportive spring system and more foam layers.
This is another choice for a guest room /office room. If you decide on a futon, choose a durable frame and a mattress with a spring or foam core. Inexpensive futon mattress that are filled with cotton/matting/fiber will compress very quickly and are not comfortable at all.
